What is with the irresponsible over-development in Eastern Sussex County, DE?

There is a 316-house development approved to be constructed on Mulberry Knoll Road! This is a country road (developer will probably only have to add turn lanes for the Scenic Manor development).  (Google Photo of the area) This property has mature trees, non-tidal and tidal wetlands, species of concern (birds and salamander), and is evidently NOT the place for more homes.  (Photo by Judy Rose Seibert) The property is also located  between Arnell Creek and Dorman Branch. The homes will be built on a floodplain. Yes, Mr. Mears (who is in the construction industry), I understand building is allowed on a floodplain, but IS IT RIGHT, just because we can?  (Driscoll Drones - 3/1/2021) Why are the state of Delaware's recommendations habitually ignored on these applications?
